Spotlight: East Carolina Motor Speedway

East Carolina Motor Speedway was a pleasure to be a part of because Pave South has some of the biggest racing fans in the state of North Carolina!

Grading and Excavating 

NCAA athletic fields and running tracks require tolerances that rival those of runways these days. With a strong focus on grade control and planarity, these tolerances are as tight as they get. This kind of work is not for the faint of heart as it takes a lot of experience and attention to detail to get these surfaces to the degree of tolerance necessary to meet the specifications.









Running Track  Installation

The base stone acts as a stabilizing agent for the running track. The base stones function is to keep the track from moving or sinking over its normal life. Because of this, the stone should be compactible in nature and stable in its ability to lock up within itself.

 The asphalt material is the finished product. Because of this, the asphalt needs to be placed with the utmost care and professionalism. The asphalt base provides a firm and smooth running surface. It is very important that this material be placed at a very consistent depth in its installation and that the material does not cool down prior to its placement.

Spotlight: Asphalt Maintenance 101 - Exploring the Benefits of Seal coating, Crack filling and Patching

Seal coating, crack filling and patching contribute in different ways to the longevity of a parking lot. In the same way that we preserve many of our national treasures like old colonial houses by painting, caulking and replacing old and rotted boards, asphalt surfaces need the same attention with seal coating, crack filling and patching. In both cases I like to refer to it as the "maintenance barrier triangle".  A barrier is something that provides a line of defense. Let's explore the "barrier" properties of each of these maintenance techniques.

Seal coating has many "barrier" properties. Sun hardens asphalt and breaks down the functional properties of the surface through oxidation. When asphalt hardens it becomes brittle and can be one of the reasons for cracks to form. Seal coating shields the asphalt from the harmful oxidation effects of the sun. Flexible asphalt can react to temperature changes and the impacts of heavy loads by allowing the asphalt to expand and contract without breaking apart.

Since asphalt is just a mixture of stone and tar, the surface can have some voids in it. Some that are there during the initial paving and some that develop over time from the constant traffic flow combined with the oxidation effects of the sun. Seal coating helps to fill those voids reducing or eliminating water penetration into the first 1/4 inch of surface. When water moves across this voided surface it creates friction and friction is another enemy of asphalt. Over time friction will create a point of failure for your asphalt surface.

Another barrier property of seal coating is a first line of defense against harmful chemicals commonly leaked by vehicles onto asphalt such as gas, oil and antifreeze. Any kind of petroleum type product will break the asphalt down in the same way we use paint thinner in oil based paints.

Crack filling provides barrier protection by treating random cracks with rubberized hot pour crack filler. Properly preparing the crack before crack filling is of the utmost importance otherwise the rubberized crack filler will not adhere to the the old asphalt. 

When cracks are not random and are causing pavement failure, patching and full depth repairs might be a better alternative. 

While crack filling and patching is done on all types of asphalt surfaces, seal coating is not ideal for high speed roadways because seal coating can significantly shorten reaction times. Seal coating is ideal for:

  • Residential roadways
  • Parking lots
  • Greenways, bicycle paths, trailways, golf cart paths
  • Airports
Proper maintenance can significantly increase the life of your asphalt not to mention the aesthetic benefits of placing a "like new" barrier membrane surface over your precious investment.

Spotlight: UPS Operations Paving, Raleigh NC

Our paving crew was put to the ultimate challenge of completing the entire parking lot within the specified time frame for this project.  They could not begin until all of the trucks were off the property and in route to deliver packages, and they had to have it completed before the very first truck arrived back to load their next delivery. 





They repaired several areas in the employee parking area, milled out the existing asphalt, and removed the millings from the site. 







 














Crews resurfaced the entire operations lot. They installed new asphalt and rolled it to an even finish leaving the parking lot smooth and in brand new condition.

Spotlight: How to Fix a Pothole


How to Fix a Pothole

When asphalt pavement surfaces begin to fail they generally wont attract an owners attention until they form a pothole. Potholes are the final stage of failure since once a pothole forms it will only get bigger. The size of pothole usually increases more rapidly once it has reached this stage because of the pounding at the vertical walls of the edges by vehicular traffic causes the pavement to break easily.

It is prudent therefore to try to make repairs to failed pavement surfaces before they reach the pothole stage. The liability alone should reinforce this concept.   Potholes and uneven pavement surfaces can cause all types of accidents not only to pedestrians but to motorcyclists, and damage to vehicles. As a property owner you own the liability for maintaining your surfaces in a safe and reasonable condition.


Find the Root Causes

The causes for failed surfaces are varied and are worth noting:

  • Age of the surface.
  • Thickness of the surface.
  • Type of traffic.
  • Speed of traffic
  • Support strength of weight of vehicles
  • Thickness of asphalt
  • Thickness of stone base
  • Condition of subgrade
  • Drainage of surface
  • Drainage of subgrade
  • Planarity of surface

There may be others but they don't come to mind right now. If you think of any leave me a comment and I will add them to the list.

Finding the root cause may also be a combination of the factors that I listed above. When we go out and survey a parking lot we try to consider what kind of activity is taking place in each of the areas of the parking lot. In some cases the problem may be due to the access path of a garbage truck that comes to unload the dumpster. In other cases a sprinkler system might be not working properly and draining water into the subgrade. Or perhaps the asphalt is cracked and water from rain events is leaching through to the subgrade. Putting all the factors together in different ways can create many scenarios.

Determine the RemedyOnce you have determined the root cause it is time to start thinking about the remedy, right? Well normally yes. Determining the remedy from a visual inspection does not always yield the best solution. I cannot tell you how many times I have seen failed repairs in parking lots where all the surfaces around it are in good condition. Why does this happen? Generally it happens because a contractor proposes a remedy that he knows will win the job. Given that he only has to guarantee the work for a year, some contractors will propose remedies that will meet that criteria and not much more. Sometimes, the contractor arrives and starts doing the repair and finds a condition that was unforeseen and the owner does not have the money in the budget to address the proper fix.

As the consumer how can you separate the chaff from the wheat? It is an age old question and one that does not have just one answer. References might be a way. Going and looking at the work they have done in the past might be another. It all starts with common sense though and not just going with the lowest bid. Look at the bids thoroughly and ask questions. Try to understand the contractors thinking and see whether his remedy fits the problem. The results can be dramatic especially when the repairs hold up in the long term.

Understand Your Long Term Goals

The health of your parking lot is not much different than the health of your body. What you do today will directly impact in a big way the viability of the parking lot in the long run. Parking lots will wear out. There is no doubt about that. However with proper maintenance the life expectancy of the parking lot can often double. 

This is not always true however. In some cases, the parking lot was built to under perform from the get go and unless something is done about it the owner will suffer a torture of death by a thousand cuts. Just fixing a pothole is putting a band-aid on a problem that requires major surgery. When this happens it is critical to find a reputable contractor who will find the solution with the best price vs. performance ratio. Sometimes there is no substitute for experience. There are many other factors to consider here  since your business will likely be impacted. Staging of the job, safety conditions, movement of pedestrian traffic, job scheduling are all factors that must be considered. Your contractor should be able to produce for you a plan that addresses all of these factors within a reasonable framework. 

Wrapping up...

We have gone from potholes to complete parking lot replacements in a matter of a few paragraphs. Determining the remedy for a permanent fix gives you the best approach to the problem. Be prepared though. Potholes just might be just your first indicator of a more widespread problem. It still saves dollars to deal with the problem early.

Cold Milling, Grinding, and Pulverization

Cold Milling is the automatically controlled removal of pavement to a desired depth with specially designed equipment, and restoration of the surface to a specified grade or slope, free of humps, ruts and other imperfections. The resulting textured pavement can be used immediately as a driving surface, or it can be overlaid with a minimum of material.

Grinding is another term for cold milling. Generally the term is used with rebating. Rebating is grinding along edges where concrete curb or sidewalk meets an asphalt edge. Grinding or rebating is done to ensure there is no lip between surfaces which can be a trip hazard or unsightly.

Pulverization is a process of grinding (or milling) the existing asphalt surface and mixing it with the underlying stone base. This process serves to strengthen the existing base and form a better foundation to build on.









Cold milled materials can be recycled into the sub-base, used in the new asphalt pavement or stockpiled for use at a later time. We can often find a way to make your parking lot better and saving you money at the same time by turning the old surface into a material that can be used to build the new surface. When it comes to recycling our philosophy is that if we can save it we will. 







Cold milling can be focused on the pavement problem correcting only what is necessary saving time and money to the owner. It is done quickly with minimum interruption to the traffic flow. Cold milling is especially cost effective for large surfaces such as streets, highways, runways, community developments and large parking lots.

The Benefits of Asphalt Milling Include:
  • Restores pavement to a uniform cross-section and longitudinal profile
  • Restores drainage flow
  • Restores curb-reveal for roadways and parking areas that have had numerous overlays
  • Ruts and washboarding: Cold Milling will remove the ruts and smooth the wash boarding.
  • Deteriorating Lane: Cold milling on distressed lane will prepare it for pavement inlay while the remaining lanes need no treatment.
  • Poor bonding potential: Cold milling will provide a texture for improved bond to the new pavement.
  • Poor pavement profile: Cold milling will restore the desired profile and cross section.
  • Diminished capacity of curb and gutter: Cold milling a tapered inlay to the curb will allow for a uniform pavement match to curb and gutter.
  • Public convenience: 
  • Safety and cleanliness: The process generates no smoke or flame and the small amount of dust is easily controlled.
  • Efficiency: 
  • Energy saving: Cold milling material removed can be used again in other road resurfacing and rehabilitation.
  • Economics: This material, long thought of as a nuisance to be disposed of, is an asset with substantial dollar value. It can be used untreated as an aggregate. Reclaimed from the cold milling process has significant inherent value. Used by itself or as an ingredient in other process, it can substantially increase the scope of road rehabilitation programs.
  • Reduced cost compared to other procedures
